Thinking About Downsizing? Here’s Where to Start

“We know we should probably downsize… we just don’t know where to start.”

If I had a dollar for every time a Jacksonville homeowner has said that to me, I could retire to a very nice condo at the beach. It’s the most common opening line in every downsizing conversation — because a house full of memories and thirty years of belongings doesn’t come with an instruction manual.

So let’s fix that. Here’s where you actually start.

Start with the life, not the house. Before you think about square footage, think about your week. What do you want more of — travel, grandkids, golf, rest? What do you want less of — yard work, stairs, storm prep, bills? Downsizing isn’t really a real estate decision. It’s a lifestyle decision that happens to involve real estate.

Then get two numbers. First: what your current home would realistically sell for (a local agent will tell you for free). Second: what your target lifestyle costs — whether that’s a beach condo, a 55+ community, or a smaller single-story nearby. The gap between those two numbers is your freedom. For most longtime Jacksonville homeowners who’ve built decades of equity, that gap is bigger than they expect.

Then — and only then — start on the stuff. Most people do this backwards. They try to declutter their way to a decision, get overwhelmed by the third closet, and shelve the whole idea for another two years. When you know why you’re moving and what you’re moving to, every keep-or-donate decision gets easier, because there’s a real destination to measure against.
