Duval, St. Johns, Clay, Nassau, and Putnam: Choosing Your County

by Iva Zovko

"Jacksonville" is really a region. Five counties make up the market, and each has its own character and price point.

Duval County (Jacksonville). The urban core, Southside, and the Beaches. The single-family median is around $315,000, with the Beaches priced above inland neighborhoods. This is where most of the region's volume happens.

St. Johns County. The most expensive county in the region, anchored by top-rated public schools and master-planned communities such as Nocatee, plus Ponte Vedra's golf and coastal neighborhoods. Prices run roughly $500,000 to $825,000+.

Clay County. South of Duval along the St. Johns River, including Orange Park and Fleming Island. Often a balance of newer construction and value.

Nassau County. North of Duval, with Amelia Island and Fernandina Beach on the coast and newer growth areas like Wildlight and Yulee.

Putnam County. Part of the wider Northeast Florida region, generally a more rural, lower-priced setting for buyers who want space.

How to Choose

  1. Start with your commute anchor: downtown, Southside, Mayo, or the bases.
  2. Decide whether schools drive your search.
  3. Set a monthly budget that includes insurance and any community fees.
  4. Match your lifestyle: urban, beach, suburban, or rural.
