Can I be honest? I’ve never loved the word “downsizing.”

It sounds like loss. Like settling for less. Like the real estate version of giving up. And after years of helping Jacksonville homeowners make this move, I can tell you it’s almost never what the move actually feels like — at least not once it’s done.

So let’s use a better word: rightsizing.

Walk through your current home and sort every room into three lists: rooms you live in daily, rooms you use monthly, and rooms that mostly collect dust. Your daily list is the blueprint for your next home. The dust list? That’s just square footage you’ve been paying to clean, cool, and insure.

Then add what’s missing — the things your current home doesn’t give you. Walkability. A community pool you don’t maintain. Neighbors at your stage of life. A lanai instead of a lawn. Rightsizing means the next home isn’t only smaller; it’s better matched.
