Downsizing in Jacksonville; Answers to the Questions I Hear Most

Every downsizing conversation I have starts differently, but sooner or later the same questions come up. Here are the ones I hear most from Jacksonville homeowners thinking about a smaller home — answered plainly.

“When is the right time to downsize?”

The honest answer: before you have to. The best downsizing moves I’ve seen were made by people in good health, with time to sort their belongings and shop for the right next home. The most stressful ones were forced by a fall, a diagnosis, or a spouse suddenly managing a big house alone. If the idea keeps crossing your mind, that itself is information. You don’t have to act this year — but it’s worth knowing your numbers this year.

“What’s my house actually worth?”

More than a website’s algorithm says — or less. Online estimates can’t see your new roof, your dated kitchen, or what just sold around the corner. Any good local agent (myself included) will prepare a real market analysis for free, with no obligation. It’s the single most useful piece of information for this whole decision.

“Will I lose my property tax break if I move?”

This is the big Florida-specific question, and the answer surprises people: thanks to Florida’s “Save Our Homes” portability rules, you can generally transfer some or all of your accumulated homestead tax benefit to a new Florida home. There are limits and deadlines, so talk to a tax professional or the county property appraiser about your specific situation — but do not assume moving means starting over on property taxes. Many of my downsizing clients end up paying less tax on the new home.

“Should I sell my house before buying the next one?”

It depends on your finances and your appetite for moving twice. Selling first gives you a firm budget and makes you a stronger buyer, but may mean a short-term rental in between. Buying first is seamless but risky if your current home takes longer to sell than expected. There are also tools — sale contingencies, leasebacks, bridge options — that can smooth either path. This decision deserves its own conversation (and its own blog post, which you’ll find on this site).

“Where do people downsize TO around Jacksonville?”

All over, honestly. Condos at Jacksonville Beach and along the river. 55+ communities in and around Nocatee, eTown, and St. Johns County. Single-story homes in Mandarin, Fleming Island, and the Southside. Some clients stay within two miles of their old house; others use the move to finally get to the beach. Your “why” determines your “where.”

“What do I do with all my stuff?”

The four-pile method: keep, family, sell/donate, discard — one room at a time, starting with the easy rooms. Estate sale companies can handle whole households; local charities will pick up furniture; and your kids should get a friendly but firm deadline to claim their childhood boxes. The stuff is the hardest part for almost everyone, which is why I always recommend starting months before you list.

“Is a smaller home really cheaper, or do condo fees eat the savings?”

Great question — it deserves real math, not assumptions. A condo or HOA fee often replaces costs you already pay separately: exterior insurance, roof reserves, lawn care, sometimes water and cable. Sometimes the total monthly picture drops dramatically; sometimes it’s closer than you’d think. I help clients build a simple side-by-side monthly comparison before they commit, and I’d encourage anyone to insist on that.

“Is now a good market to sell in?”

The market changes, so I won’t pretend one paragraph can answer this forever. What I can tell you: well-priced, well-presented homes in established Jacksonville neighborhoods consistently find buyers, and the “perfect timing” most people wait for is only ever visible in hindsight. The better question is whether the move makes sense for your life. When it does, we make the market work for you.
