Why Smart Snowbirds Are Skipping South Florida and Heading to Northeast Florida Instead

You've been doing the snowbird thing for years. Every October or November, you pack up, head south, and spend the winter somewhere warm. Maybe you rent in Naples or Fort Myers. Maybe you own a condo in Sarasota. Maybe you've been eyeing a place in Boca or Palm Beach for years but the prices keep you on the fence.

Here's what I'm seeing on the ground as a real estate agent in Northeast Florida: more and more savvy snowbirds are quietly skipping the crowded, expensive markets of South and Gulf Coast Florida and landing right here on the First Coast instead.

And once they see what this part of Florida offers, almost none of them go back.

What Exactly Is "Northeast Florida"?

If you haven't spent much time here, let me paint the picture. Northeast Florida  what locals call the First Coast  stretches from Amelia Island in the north down through Jacksonville, the beaches, Ponte Vedra Beach, Nocatee, and all the way to historic St. Augustine in the south.

It's roughly 50 miles of Atlantic coastline. It's the St. Johns River running through the heart of Jacksonville. It's 300-year-old streets in St. Augustine sitting right alongside brand-new, resort-style communities built specifically for the lifestyle you're looking for.

It is not what most people picture when they think of Florida. And that's exactly the point.

The Problem with the "Usual" Snowbird Markets

Florida's traditional snowbird hubs  Naples, Sarasota, Fort Lauderdale, The Villages aren't secrets anymore. They've been discovered, developed, and in many cases, priced accordingly.

Here's the reality in 2026:

  • Seasonal rental costs in South Florida average $3,000–$10,000+ per month. For a three-to-five month stay, that's $15,000–$50,000 a year in rent with zero equity to show for it.
  • Condo prices in Naples median around $625,000, and that's before you factor in HOA fees that have risen sharply following stricter Florida building safety regulations after the Surfside tragedy.
  • Insurance costs are biting hard. South Florida homeowners are seeing combined wind, flood, and homeowners premiums run $5,000–$10,000+ per year on coastal properties.
  • Inventory is tightening in the most desirable zip codes, and competition is fierce from investors, vacation rental operators, and year-rounders all competing for the same properties.

Meanwhile, up here in Northeast Florida? Things look very different.

Why Northeast Florida Makes More Sense Right Now

1. The Price Point Is Real

Northeast Florida still has attainable entry points that South Florida lost years ago. You can find a 3-bedroom condo in Ponte Vedra Beach for $270,000. A townhome in Nocatee, one of the nation's best-planned communities, in the mid-$400s. A coastal cottage in St. Augustine for well under $500,000. Single-family homes with river or Intracoastal views in the $500s–$700s.

For comparison, that kind of property in Naples or Sarasota would run you $750,000 to well over $1 million.

2. Florida's Tax Benefits Work Here Too

This is something snowbirds sometimes forget: Florida's incredible tax advantages apply statewide. No state income tax. No estate tax. Low property taxes. If you establish Florida as your primary residence, you get the homestead exemption, which reduces your assessed property value by $50,000 and that exemption is now tied to the inflation rate, so it grows over time.

If you're still paying state income tax in New York, Ohio, Michigan, or Illinois  even on retirement income or investment returns  establishing Florida residency can be a genuinely life-changing financial move. And you don't have to be in Miami to do it.

3. Northeast Florida Is Genuinely Beautiful and Underrated

Here's what I wish more people from out of state knew about this area:

Ponte Vedra Beach is home to TPC Sawgrass, host of THE PLAYERS Championship  one of the most prestigious golf courses in the world. The community is gated, elegant, and walkable to the beach. It's the kind of place people from the northeast picture when they imagine "moving to Florida."

Amelia Island to the north is one of Florida's most beloved barrier islands quiet, gorgeous, with a small-town feel and a world-class resort in the Ritz-Carlton.

St. Augustine is the oldest city in the United States. The downtown is packed with history, restaurants, art galleries, festivals, and waterfront views. It's a cultural hub that gives Northeast Florida something most snowbird markets don't have: genuine character.

The Jacksonville Beaches Atlantic Beach, Neptune Beach, Jacksonville Beach offer a walkable, casual beach town lifestyle with easy access to Mayo Clinic, great restaurants, and a tight-knit community that feels nothing like the tourist-heavy coasts further south.

And connecting it all is Jacksonville itself: a city of nearly a million people with major healthcare systems (Mayo Clinic's campus here is one of the best in the country), a strong local restaurant scene, pro sports, arts, and an airport with direct flights to most major markets.

4. The Weather Is Actually Ideal for Snowbirds

Here's a nuance that matters: if you're a snowbird who loves Florida winters but has always gone back north for spring and fall, Northeast Florida's climate is arguably better suited to you than South Florida's.

Winters here are mild and sunny highs in the 60s and low 70s from November through March. But summers in Northeast Florida are more temperate than South Florida's swampy heat. The Atlantic breeze keeps things comfortable. If you're someone who splits time and wants your Florida base to be livable in the shoulder seasons, this is the place.

5. Lock-and-Leave Living Is Easy Here

Many of the communities I work with in Northeast Florida were designed with the part-time resident in mind. Gated entries, HOA-managed landscaping and exteriors, community pools, fitness centers the kind of setup where you can arrive in November, settle in, and leave in April without worrying about the property in between.

Communities like Sawgrass Players Club, Marsh Landing, Nocatee's Del Webb 55+ section, and numerous Ponte Vedra Beach condo communities have established populations of seasonal residents who do exactly this, year after year.

Should You Rent or Buy?

This is the question I get most from snowbirds who are exploring Northeast Florida for the first time. Here's my honest take:

If you've never spent a winter here, renting for one season is smart. Get to know the communities. Figure out whether you prefer being on the beach, near the river, in a golf community, or close to St. Augustine's historic downtown. Northeast Florida has distinct pockets, and where you land matters for your day-to-day lifestyle.

If you've already spent time here or if you've been renting anywhere in Florida for multiple seasons  the math increasingly favors buying. Here's why: at $3,000–$5,500/month for a seasonal rental (which is the current range for Northeast Florida), a three-to-five month stay costs you $9,000–$27,000 per year. That's money that builds zero equity and doesn't protect you from rental rate increases or availability issues the following year.

Buying in the $270,000–$450,000 range with 10% down on a conventional second-home loan gets your monthly carrying cost to a place where you're often close to breaking even with what you'd spend on rent except you're building equity, you can personalize the space, and it's yours every season without the annual scramble to re-book.

If investment income interests you, Northeast Florida properties also pencil as rentals. Rent Zestimates on well-located 3-bedroom condos in Ponte Vedra Beach are running $2,800+/month which, on a $270,000 purchase, represents a compelling gross yield for a cash buyer or 1031 exchange candidate.

The Questions I Hear Most From Out-of-State Buyers

"What about hurricanes?" Northeast Florida does have hurricane exposure, but it's meaningfully less than South Florida. Jacksonville proper is more sheltered by its position on the First Coast. Flood insurance is required in certain zones  I'll always flag flood zone status upfront on any property I show you and we can look at insurance costs before you go under contract, not after.

"Can I close remotely?" Yes, completely. Most of my out-of-state buyers close with a mobile notary or via remote online notarization (RON). You can do the entire transaction from wherever you are  I handle everything on the ground.

"What if I want to establish Florida residency?" That requires 183+ days in Florida, a Florida driver's license, voter registration, and vehicle registration. I'm not an attorney and I'll refer you to a Florida estate planning attorney for the full picture  but I work with buyers navigating this all the time and can point you in the right direction.

"Is the market soft right now?" Parts of Florida are seeing inventory increases and price softening in 2026, and that's actually good news for buyers who've been waiting. The time to buy is when sellers are motivated, not when inventory is thin and you're competing against five other offers. Right now, in many Northeast Florida markets, buyers have negotiating power they haven't had in years.
