Timing your upsize strategically can save you money, reduce stress, and give you more options. Here's what you need to know about seasonality in real estate.

Spring is peak season — for a reason. March through June brings the most listings and the most buyers. You'll have the widest selection of larger homes, but you'll also face more competition. Expect faster-moving markets and potentially higher prices.

Summer is strong but can be hectic. Families try to move before the school year starts, which keeps demand high through July. If you have school-aged kids, summer may actually work in your favor — just be prepared to move quickly.

Fall is the hidden gem. September and October often bring motivated sellers who need to move before the holidays. Inventory is lower than spring, but buyers who wait for fall often find better deals and less bidding war pressure.

Winter is for serious players. December and January are slow, which means less competition. Sellers listing in winter tend to be motivated, and you may have more negotiating power. Just know that inventory will be limited.

Beyond seasons, the right time to upsize is also personal. If your equity is strong, your income is stable, and your family needs more space — the calendar is secondary. A good agent will help you move when the conditions are right for you, not just for the market.
