Short answer: Sell if you need the equity, want a clean break, or the home would not cover its costs as a rental. Rent if you have a low rate, strong equity, a realistic cash-flow plan and the time or a manager to run it. In Florida, renting also changes your property tax and insurance picture, because the home usually loses homestead treatment once it is no longer your primary residence.

What are the real monthly numbers?

Add mortgage, property tax, insurance (including flood if required), HOA or condo dues, maintenance and vacancy, then add a management fee if you hire one. If the rent does not cover that with a cushion, the home may cost you money each month.

What changes on property taxes?

Homestead protections apply to a permanent primary residence. When the home becomes a rental, your assessment cap and exemption generally change. Ask your county property appraiser and tax professional how your situation is treated.

What about the November 2026 ballot?

A proposed amendment would lower the assessment cap on non-homestead property from 10% to 5% for non-school taxes.
